Management Fee Structure

Tenant Placement Fee:
If Overland secures a tenant for your property and a lease agreement is executed, we charge a one-time leasing fee equal to 25% of the first full month's rent. This fee covers marketing the property, responding to inquiries, scheduling and conducting showings, processing applications, screening prospective tenants, preparing lease documents, and coordinating the move-in process.

 

Monthly Management Fee:
Overland charges a monthly management fee of 8% of the rent collected. This fee covers rent collection, tenant communication, maintenance coordination, coordinating repairs with contractors, property inspections, financial reporting, and other ongoing property management services.

Lease Renewal Fee:
$200.00 per renewal. This fee covers preparing and executing lease renewal documents, coordinating renewal terms between the Owner and Tenant, updating records, and completing the administrative processing associated with the lease renewal.
