UNDERSTANDING THE RENTAL PROCESS
& RENTAL REQUIREMENTS
Overland Management Rental Requirements
All rental applications are scored and processed in the order they are received, using the same standards. It is the applicant’s responsibility to provide us with all necessary information. We reserve the right to decline an application for incomplete information.
These are the minimum requirements we use in qualifying applications:
The combined gross income of all persons living in the rental must be at least two and 1/2 (2.5) times the monthly rental rate (income requirement and/or deposits may be raised depending on income).
CREDIT and PAYMENT HISTORY:
Your application will be automatically denied if you have a judgment, collection, open bankruptcy or delinquent account with a landlord, property management firm, or utility company. Other delinquent accounts and collections will be used to measure your payment history. We consider your credit score, number of collections, and payment history to approve your application. You may be denied or asked to pay a larger security deposit or use a co-signer based on this information.
Every applicant must provide proof of employment. This can be verified by providing a current pay stub. Self-employed applicants must provide proof of income in the form of bank statements or tax returns. We also consider the applicant’s length of employment in the same field.
Your application may be denied if the rental history section of the application is incomplete or contains false information. Complete this section of the application in full. If you previously owned your home, you may be asked for verification.
Your application will be automatically denied if you have committed a felony. Your application may also be denied if you have been convicted for crimes that would be considered a threat to the rental property, neighbors, and/or manufacturing or distribution of controlled substances.
We follow local guidelines and regulations.
If co-signers are required, the co-signer must complete a full application, be approved, and sign the rental agreement.
Check the listing of each property for specific pet requirements. If a property allows pets, there is typically a monthly pet fee and a pet deposit.
Your application may require verification of enrollment and financial aid, scholarships, parental support, or other income.
Will be verified before lease signing or at any time during the application process.
APPLICATION FEE IS NON-REFUNDABLE:
The amount is listed on the application. Each applicant over the age of 18 is required to pay an application fee when submitting the application. This fee is NOT refundable under any circumstances. Your application will not be considered received and will not be processed until the application fee is paid in full.

Common reasons to be declined; we encourage you to not apply if any of these pertain to you.
*Credit score below 500
*Debt to income ratio is 50% or greater
*Active Bankruptcy or one that has not been discharged for at least 1 month
*Criminal history as described below
*Any current or previous evictions
*Insufficient Income or inability to verify income
*Negative Rental History
*Roommates according to our criteria listed below
*More than one (1) single family unit living in the home
All adults 18 years of age or older who will reside at the Property must complete, sign, and pay for a separate application. Applications will not be considered complete nor reviewed until every Applicant 18 years of age or older who will be living at the Property has completed, signed, and paid for a separate application.
All Applicants must provide a valid government-issued photo identification. All Applicants must also provide a valid Social Security Number, Alien Number, or I-94 for verification purposes.
All applicants must provide their last 2 months of pay stubs or proof of income. The combined NET (after taxes) income of all persons living in the rental must be two and a 1/2 (2.5) times the monthly rental rate (income requirement and/or deposits may be raised depending on credit history). Applicants that do not meet the above employment or income requirements may be given the option to pay 12 months or the full term of the lease in advance including all rent, fees, and deposits.
Any of the following may be requested to verify Applicant’s income:
Copies of the last two consecutive payroll check stubs
Copies of the last three consecutive bank/financial statements
Previous W-2 or 1099. Self-employed Applicants must provide previous two years.
Proof of child and/or spousal support payments
Proof of social security income, disability income, or other government income
Proof of retirement income
Proof of trust fund income
Current offer letter for new employment
Financial aid and/or scholarship documentation.
